House Demolition That Actually Works in Detroit & Southeastern Michigan

Need your Detroit house torn down the right way? JS Wrecking Co has been doing this work for over 20 years, and we know what Detroit properties throw at you. From those old brick houses in Brightmoor to the frame houses on the east side, we’ve torn down just about everything this city has to offer.

The guys running JS Wrecking Co have been swinging hammers and running heavy equipment for two decades. Instead of sending some subcontractor who’s never seen your neighborhood before, you get the actual crew that owns the business showing up to tear down your house.

Detroit’s got its own rules for demo work. BSEED wants their paperwork done right, DTE has their own process for disconnecting utilities, and half the houses in this city have issues you won’t find anywhere else. Good thing we’ve been dealing with all of it since before most other contractors even knew Detroit existed.

Licensed and insured in Michigan, and we handle everything from getting your permits to hauling the last chunk of concrete off your lot. Call (313) 251-8774 and we’ll come take a look at what you’ve got.

What We Actually Do for Detroit & Southeastern Michigan Homeowners

Complete House Teardowns

Sometimes you just need the whole thing gone. We’ll take your house down to dirt, pull the foundation, and leave you with a clean lot ready for whatever comes next.

Most Detroit houses built before 1960 have their own personality when it comes to demo work. Foundation walls that have been shifting for 60 years, electrical that was sketchy when it was new, and plumbing that defies explanation. We’ve seen it all and know how to work around the weird stuff.

Partial Demo Work

Maybe you just need that back addition gone, or you’re gutting the inside for a major rehab. Partial demo means being surgical about what comes down and what stays up.

Interior gut jobs are bread and butter work for us. Strip it down to the studs while keeping the structure solid for your contractor to work with.

Why Detroit & Southeastern Michigan Property Owners Call Us

Because we know what we’re doing, and we’ve been doing it long enough to handle whatever your Detroit property throws at us. You’re not getting some crew that learned demo work on YouTube.

  • Same guys who own the business show up to run the equipment
  • Over 20 years tearing down houses in Detroit and Metro Michigan
  • Handle all the permit stuff with BSEED so you don’t have to
  • Licensed, insured, and OSHA trained
  • One call gets your whole project handled

We started JS Wrecking Co because after two decades working for other people, we figured we could do this better ourselves. Turns out we were right.

How We Handle Your Demo Project

Every house demo in Detroit & Southeastern Michigan follows the same basic steps, but each one’s got its own quirks:

  1. Come out and look at what you’ve got, then file the demo permit with BSEED
  2. Get DTE out to disconnect utilities and make sure everything’s safe to demo
  3. Check for asbestos and other nasty stuff (Detroit’s got plenty of old houses with old problems)
  4. Tear down your house using the right equipment and keeping the neighbors happy
  5. Sort the debris, haul it off, and dispose of everything properly
  6. Clean up the site and grade it smooth for whatever you’re doing next

We coordinate all the moving parts so you’re not trying to manage three different contractors and two city departments. One crew handles your whole project from start to finish.

Detroit & Southeastern Michigan Houses and Why They're Different

Old Houses, Old Problems

Detroit’s got housing stock that goes back over a century. Most of these houses were built between 1900 and 1960, which means asbestos, lead paint, and electrical work that was probably sketchy when it was new.

Michigan winters beat the hell out of foundations. What looks solid above ground might be held together by habit and stubbornness down in the basement. That’s why we always check everything before we start swinging.

City Requirements and Red Tape

BSEED handles demo permits in Detroit, and they’ve got their own way of doing things. Good news is we’ve been working with them long enough to know exactly what they want and how they want it.

DTE has to disconnect your utilities before any demo work starts. Can’t just cut the lines and call it good. We schedule the disconnects and make sure everything’s properly shut off before we bring equipment on site.

Doing Demo Work Safely

Safety’s not negotiable on any job site. Our crew is OSHA trained and we follow proper protocols to keep everyone safe, including your neighbors and their property.

Controlled demo means debris stays where it’s supposed to stay. Nobody wants chunks of your old house landing in their yard, so we position equipment right and tear things down systematically.

  • OSHA safety training for all crew members
  • Protect neighboring properties during teardown
  • Dust control and debris containment
  • Proper disposal of all materials

When we’re done with your demo project, your lot is clean and ready for whatever comes next. No surprises, no shortcuts.

Questions About House Demo in Detroit

How long does it take to tear down a house?

Most Detroit houses take us 2 to 5 days to demo completely, depending on size and how much foundation work is involved. Permit processing with the city adds about 1 to 2 weeks before we can start.

Can you handle the permits for me?

Absolutely. We file all the paperwork with BSEED, handle inspections, and make sure everything’s done according to city requirements. You don’t have to deal with any of the bureaucracy.

What exactly do I get for my money?

Complete house teardown, foundation removal, all debris hauled off and disposed of properly, site cleanup, and final grading. Plus we coordinate utility disconnections and handle all permit requirements.

What about protecting the houses next door?

Controlled demo techniques and proper equipment positioning keep debris contained to your property. Our guys have been doing this long enough to know how to work safely in tight Detroit neighborhoods.

Who disconnects the utilities?

We coordinate with DTE and other utility companies, but you as the property owner have to authorize the disconnections. We handle scheduling and make sure everything’s properly shut off before demo starts.

Where does all the debris go?

Everything gets hauled to licensed disposal facilities. Materials that can be recycled get recycled. Everything else gets disposed of properly according to environmental regulations.
